Q:
What New Jersey locations do you buy property in?
A: We will consider
properties in any location in New Jersey. We focus on buying properties in
Hudson, Middlesex, Monmouth and Ocean Counties primarily. Those are the
main areas we look to buy. That does not mean we won't consider other
areas.
Q: What types of
property do you buy?
A: We buy many types
of property including single-family homes, condominiums, townhouses, villas,
duplexes, triplexes, and small to medium-sized multi-family properties, small
commercial properties, and mobile homes that are on their own land.
Q: Tell me more
about who you are and what you do.
A: We are seasoned
investors who buy, sell, and lease all sorts of real estate throughout New
Jersey. Of course, like any other business we are trying to make a profit. We do
this while assisting people just like you. That is why we offer so many programs
to buyers and sellers. Each person's situation is unique and must be dealt with
uniquely. After speaking with you and seeing your property, we will make you our
best offer and let you make the decision.
Q: I have a home I
need to sell. Why don't I just list it with a Realtor?
A: That is certainly
an option for you. If you have a nice house in a nice neighborhood and lots of
time on your hands, then that may be your first bet. Do remember that a
Realtor (1) will NOT make your mortgage payments for you, (2) will NOT make any
repairs to your property, (3) will NOT guarantee to sell your property at all
(let alone within a reasonable time period), (4) will charge you a 6%
commission, and (5) will expect you to pay hundreds, if not thousands of dollars
in closing costs.
Q: I am several
payments behind on my mortgage, and just want out. What can you do to help me?
A: This really
depends on the amount of the mortgage, the value of the property, and how many
payments you are behind. We have several programs including payment takeover,
assumption, and short sale. Each program is different and depends on your unique
situation.
Q: I have a rental
property giving me trouble, tell me more about your guaranteed maintenance and
management.
A: We can offer you
a long-term lease. While we are leasing from you and managing the property, your
rent payments will be guaranteed from us regardless of vacancies, evictions, or
repair problems. In fact you won't even have to deal with any of that stuff. We
will handle it all. All we ask in return is for the right to purchase the
property at some point in the future. Once we have an agreement, all that will
be required of you is to sign the closing paperwork when the time comes for us
to actually buy the property.
Q: My house needs
lots of repairs. Will you still buy it?
A: We don't mind
making repairs, even major ones like a leaky roof, electrical problems, plumbing
leaks, bad air-conditioners, fire damage, sinkhole, toxic mold, and termites. Of
course we will need to see the property before we can make a decision.
Q: I need to sell
immediately. How soon can you buy it?
A: Again this
depends on the situation. Normally we can close as soon as we have seen inside
your property and had the title checked. This usually can be done in 7-14 days
or less.
Q: I don't have any
equity in my house. Can you still buy it?
A: Yes. We do this
all the time. This may require us to do some negotiations with your lender to
work out a deal or take over your monthly payments.
